The more time you spend now spring cleaning and preparing your property for sale, the more likely of achieving a premium sale price in a reasonable time frame that works for you. Start at the front gate, and walk through the property (as a Buyer) and attend to any repairs and maintenance that may be an objection from potential Buyers (don’t forget to clean, clean and clean and de-clutter, de-clutter).
research
Spend time researching the sales of comparable properties, and properties currently listed for sale that will be your competition. We can help you with that.
strategise
Ensure to take the time to fully investigate, research and discuss the most appropriate method of sale and pricing strategy for your property. I can help you with that also.
For example:
- Target Market those downsizing.
Elderly buyers like price and may not be comfortable with Tender or Auction. - Target Market first home buyers.
If using Kiwisaver or there is a lot of due diligence – these buyers potentially could be unable to bid at Auction as cash buyers – consider Fixed Price or Tender. - Target Market is wide and large.
Auction or Tender is a great option if there is going to be lots of competition for your property.
